Questions about kitchen and bath work

How does the estimate work?

After the design meeting and your selections, we write one itemized estimate: scope by part of the room, the allowances we set, what is left out, the weeks it takes and who is on site.

What changes the price?

Whether the layout moves, the type of cabinets and counters, how much tile, permits, and what we find behind the wall. The pricing page lists them.

Do I need a permit?

For work that moves plumbing, wiring or walls, usually yes. We file the permit with your city or county and list the fee in the estimate. The owner confirms the rules for each address.

How long will it take?

A bathroom is a matter of weeks and a kitchen takes longer, mostly because of cabinet and appliance lead times. The estimate gives the schedule once those are known.

Is my house older than 1978, and does that matter?

It can. Homes built before 1978 may contain lead-based paint. Federal rules require a certified firm and lead-safe work practices when paint is disturbed, with small exceptions: up to 6 square feet inside a room and 20 square feet outside, though windows and demolition are always covered. We tell you in writing before work starts what applies and how we protect the house and your family.

What if you find something behind the wall?

We stop, show you with photos and write a change order with its price before going on. Nothing is billed that you haven't seen.

What do you need from me up front?

A deposit at signing to order cabinets and schedule the crew, then payments tied to stages of the work. The schedule is in the contract.

Who will be in my home?

Our own crew and the licensed electricians and plumbers named in your estimate. Bruno, the project manager, tells you who is coming each day.

Is there a warranty?

A written workmanship warranty is in your contract, with what it covers, how long it runs and what it doesn't cover.

Can you help me finance the work?

We don't arrange financing. If you plan to borrow, ask your lender about renovation loans first, and we'll give them the written estimate.

What don't you do?

Additions, decks, new houses and commercial kitchens. We keep to kitchens and bathrooms.

Can I stay in the house during a remodel?

Usually. We set up a temporary kitchen or tell you which days a bathroom is out. The estimate says when water and power go off.

Still deciding?

Ask us at the design meeting, or text a photo of the room first.
