Pricing
How we price a kitchen or bath
No figures on this page, because the room sets them. Here is what moves the number and when you get it.
What decides the price
In a kitchen or bath the price follows the choices, not the square footage. The worksheet settles which of these apply.
Whether the layout moves
Cabinet type and how many
Counter material and edge
Tile, and how much of the room it covers
Permits, and what is behind the wall
What the estimate includes, and what it doesn't
A written estimate, itemized by part of the room, with the allowances we've set and what we've left out.
Included: demolition, framing, plumbing and electrical by licensed trades, cabinets, counters, tile, paint, cleanup
Not included: appliances you buy, permit fees, anything found behind the wall that wasn't visible
What the design fee covers
The design meeting is a paid visit. It covers the measuring, the drawings and the worksheet review, and the fee is credited toward the build if you hire us. It's set when you book.
When you get the number
After the drawings and your selections, in writing, as one itemized estimate. We don't give a number over the phone, because it would be a guess.
If the job changes
A change is priced in writing before it's done: what it adds or removes, and what it does to the schedule. Nothing is billed that you haven't agreed to.
How and when you pay
A deposit at signing to order cabinets and schedule the crew, then payments tied to finished stages of the work, and the last one after the walk-through. The schedule is in your contract.
Why no average
No average kitchen here
Cost guides for kitchens and baths disagree by a wide margin, because a kitchen with the same footprint can be a cabinet swap or a gut remodel. We'd rather price your room than quote a number that wasn't about it.
If you plan to borrow, we don't arrange financing. Ask your lender about renovation loans before the design meeting, and we'll give them the written estimate.

It's how we get from your room to a number.
